Brick-and-Mortar Meets IoT, Creating Attractive, Desirable Live/Work Community Spaces


The Challenge

A large real estate investment trust had aging residential properties comprising thousands of individual rental units in more than 75 buildings. Existing systems provided little data for analytics, and the capabilities of the different facilities’ existing building management systems (BMS) were underutilized. Traditional property management involves maintaining staff and engineers at each building, the result of which is higher overhead, redundant resources and inefficient performance—especially where aging systems and paper-based maintenance schedules are involved. This, in turn, leads to sub-optimal building upkeep, services and amenities. 

The trust reached out to Cognizant's travel & hospitality digital experts for help leveraging digital solutions to optimize its operations, conserve energy and enhance the tenant experience technologies available at its larger rental properties.


Our Approach

Cognizant designed a multiphase internet of things implementation plan to augment sensor-based equipment monitoring, streamline BMS and upgrade building amenities.

The first phase was a collaborative effort with the trust to review findings, establish goals and prioritize remedies to upgrade or replace existing equipment and systems. The next phase involved designing a series of basic infrastructure minimally viable ecosystem solutions to expand the scope and scale of connectivity, as well as an asset management system.

Digital Upgrade to Properties’ Operations, Features and Amenities

Our cloud-based solution links properties across the trust’s portfolio, gathers and processes data, and creates actionable intelligence that facilitates equipment repair forecasting and managed maintenance schedules. This, in turn, lowers maintenance costs, reduces energy use, and improves resident and employee safety, creating attractive and desirable community spaces to work and live.
